When it comes to assessing the state of your foundation, here is the best advice I can give.

Did you know there are only 3 types of homes in North Texas, 1. Homes that have not
had foundation repairs (yet), 2. Homes that need foundation repairs and 3. Homes that
have had foundation repairs! HaHa, yes I know Foundation repairs are no laughing
matter…I’ve personally seen how foundation issues cause incredible anxiety, stress &
financial hardship.


So when it comes to assessing the state of your foundation, here is the best advice I
can give. Seek out a structural engineer first, not a foundation repair company. I find
that most homeowners and buyers who have concerns over a home’s foundation
automatically seem to default to wanting to call A Foundation Repair Company first...of
course this is mainly because foundation repair companies will come out for Free. BUT
this is a big NO NO in my opinion because foundation repair companies have a vested
interest in selling their services, which could lead to potential conflicts of interest.
So My recommendation is to first hire a Structural Engineer to evaluate your foundation.
A Structural Engineer, unlike a foundation repair company, needs at least a bachelor’s
degree in structural or civil engineering and needs to obtain a Structural Engineer
License. The average cost to hire a structural engineer starts around $500… but trust
me… paying for their unbiased expert assessment with recommendations on necessary
repairs and improvements can potentially save you thousands in the future repair
process.


One last tip, after you have this structural engineer report in hand, now is the time to call
multiple foundation repair companies to gather quotes on implementing the engineer's
recommendations. Just like all big purchases, just make sure to do your due diligence in
finding a reputable company before signing on that dotted line.
